It’s important to think about the following questions before you choose your property to begin your journey

The great thing about buying raw land is there are endless possibilities of what you can do with it. Deciding what you want out of the property is an important first step and will determine what type of property you should get as well as what location you should buy in to make sure it has all the qualities for your needs.

Do you just want land for riding ATVs or dirt bikes, holding paintball tournaments, making an outdoor obstacle course, or doing whatever the heck you want on it because it’s your land? You won’t have to install utilities with this option of recreational use if you don’t want to and can just enjoy the land how it is and have fun out there!

Are you just wanting a property where you go to completely unplug on the weekends or just camp out for a couple weeks at a time to get away from it all? Or maybe you want to create your own nature preserve that will be protected from development for generations to come or a spiritual sanctuary where no one can bother you and you can truly unwind. With this option of a vacation spot you won’t have to install utilities if you don’t want to and can just enjoy the peace and quiet of the land in its natural state.

Do you want to live on the property as a full time home and build up your off-grid homestead there? Or do you want to build a self-sustaining underground fall out shelter in case of emergency that you’d be able to live in full-time if needed? Do you want land as an investment for your financial portfolio? Land is much safer than the stock market, it’s important to have a diverse financial portfolio so land is the perfect addition, land appreciates in value better than your money just sitting in your savings account, and makes a safe legacy investment to pass on to your family one day. We only purchase land that we feel is a great investment so with this option any of our properties will be a good fit.

What is important to you?

Deciding what is most important to you is key in narrowing in on the right property. Do you want the land to be as remote as possible so you don’t see another person ever? Do you want wide open spaces or do you want to be surrounded by trees. Do you want to be near water so you can go fishing and kayaking? Do you want to build a garden and have animals? Do you want to walk right off your property onto hiking trails? Are modern conveniences important to you so you want to be near a town? Asking yourself these questions will help you determine what you’d like your property to be near and what attributes you want it to have.


Are you going to live on the property full time?

If you are wanting to live on the property full time or for an extended time, you will need to add utilities to the property. All of our properties are raw, undeveloped, pristine properties ready to customize to your own needs! Buying a property that already has utilities on it will be drastically more expensive than adding them yourself or hiring a contractor to add them for you. There are many different choices for power, water, and septic options. We recommend you starting by reading our Living Off-Grid page HERE. Since we do not charge interest and there are no time limits to build on our properties, you can slowly take on one project at a time and build up your off-grid homestead!


Do you want to pay it off over time or all at once? If you want to pay it off all at once we give amazing cash discounts! Paying in “cash” does not mean you’re paying in actual paper bills, it means you are paying for it in full by debit/credit card, wire transfer, certified check, or Zelle transfer (preferred method). If you are wanting to pay it off over time we offer owner-financed terms with no interest with easy automatic monthly payments. We have the terms listed on each property, but are always willing to work with your needs. We can adjust the monthly payment by shortening the number of months if you’re wanting to pay it off sooner. Or if you’re strapped for cash, we can lengthen the number of months and lower the monthly payment.
