Does the property have utilities?

We sell raw parcels because on remote land, it is much cheaper for you to set up your own utilities rather than buy a parcel with them already on it. Most of our customers set up power by solar and/or wind power and then water by water cistern, water catchment, water haul, or by well. You’re able to buy a property at an affordable price and then set up utilities the way you want as you develop your off-grid, independent set up. Check out our section on off-grid living tips HERE!


How do the monthly payments work?

The process is similar to making payments on a car. We provide easy & affordable monthly terms! After paying the Down Payment, your monthly payments would begin 30 days later. We don’t do credit checks and provide everyone an equal opportunity to own land!

You can also pay more per month for fewer months if you’re wanting to pay it off sooner and we can help adjust those terms for you. You can do automatic monthly payments if you want, so you don’t have to worry about sending a check each month. We’ll send the paperwork for that when you close. As soon as you pay the down payment you can have instant access to the land!


The county requires your name to be on the deed before you can pull permits to build on the land so you would need to finish 100% of your payments. The great news is that you can use it any time as a recreation haven and weekend getaway (camping, RV-ing, ATV & SxS riding, fishing, etc)!

Can I build on the land?


What paperwork will I get to show this property is mine?

We draw up 3 documents for you to sign electronically (Promissory Note, Land Sale Contract and Land Sale Agreement). These will be sent to you via email when you make the down payment to reserve your property. These documents prove to the county that you are in contract with us and making payments to own the land. The documents show that (just like leasing a car) you have instant access to the land and can start enjoying it NOW! Once all payments have been made, the property will be deeded over to you.


What if I change my mind?

We offer a 30 Day Money Back Guarantee for risk-free purchases. If you’re not satisfied, we’ll refund your principal paid* or exchange it for any other property in our portfolio (of comparable value) within 30 days of your purchase.

*On owner-financed terms purchases, we will refund or exchange within 30 days based on the principal you have paid for the property excluding any fees (i.e., closing costs for document processing fees, note fees, and taxes). On a cash sale, we will exchange the property for another property in our inventory of equal or lesser value. Any late or missed payments during the 30 Day Money Back Guarantee period will automatically void the option for refund or exchange. No property shall be returned or exchanged if United Land Co. LLC reasonably determines that a defect was caused by misuse, abuse, improper installation or application, repair, alteration, accident, or negligence in the use of the Property. Returned property must be in the original condition that it was received in. We reserve the right to deny return privileges to abusers of our policy, including those making excessive returns or returning abused and altered property.
